Unfortunately, my experience has been horrible since the management took over in July 2019. I've been a resident here since November 30, 2018 and before this management company I loved it. Prior management was very responsive and provided accurate/reliable information. I was given notice to re-sign at my current unit 130 or vacate sometime in September because they planned on renovating my unit. I thought no problem, I'd just move to a different unit so I went in that same day and spoke with them. The property manager at the time, assured me that she could transfer me to unit 126 and I asked if I'd have to sign anything or pay any fees... she assured me that she had, "put a note in the system" and I'd be all set. Well I went back weeks later to check to see if there were any units with a washer/dryer available, they had one and a different women quoted me at a much higher price than I was currently paying. I said that that was okay I'd just stick with transferring to unit 126. That's when she told me that 126 has already been leased and that my current unit had been pre-leased. Following my conversation with her, I spoke with Jeff. Supposedly he was the new property manager that just took over. Jeff and I agreed that I'd move to a different unit despite what the prior property manager assured me of and claimed that that wasn't his fault. I thought, okay that's fair. I've loved Avalon all this time and I would have loved to stay. So we agreed I'd move to unit 132 after my lease ended at 130 of course the expenses would be higher since this was a renovated unit. Mind you, I wasn't thrilled to hear this as felt that I should have moved to 126 all along. Anyways, the lease for 132 was sent weeks later and the dates of move in were 11/27 - 11/29 and they were charging me the higher rent for 132 even though I had paid my November rent at 130 already. So I went and spoke with yet a different person in the office that day to see if we could change the move in date to 11/30 on 132. He did so and said that there must have been mistake.. offered no apology. I hadn't signed the lease yet for 132 since I wanted to see the unit prior to move in given my prior poor experience here. When I went to view 132 it was completely destroyed as it was being renovated.... clearly not ready for move in. The women offered to move me to 333 which is 3 floors above my unit. I declined since that's not what we originally agreed to. I couldn't speak to the property manager on 11/29 and she said I could come talk to him that Monday to sort things out. After this experience, I was through with Avalon and went to seek out a different complex under different property management. At this time, I was concerned since I wasn't on a lease with Avalon. On 12/2 I spoke with the property manager Jeff yet again to see what we could do. He offered a concession on my rent and assured me I could move into 132 later in December. But after all of the negligence I've experienced here I was ready to move on and I asked if I could stay from 12/1 - 12/7 on the basis of having pro-rated rent and utilities. Jeff agreed verbally and I asked for an email to verify. Well I never received an email on 12/2 and since I've been working 12 hours at work as an Accountant, closing month end. I called Avalon to see why I hadn't received an email for verification of pro-rated rent and utilities 12/1 - 12/7 but no one answered. I'll also tell you that they never answer the phone so that was no surprise. So I came home today on 12/4 to find a notice on my door that I owe Avalon aprox $1,445. Of that $1,070 makes up my rent expense. Mind you my monthly rent is $885. I am very confused and upset. I'm assuming Avalon switched me to month to month rent despite my agreement with Jeff to pro-rate my rent for 7 days which would have been aprox $200.. These reviews are spot on.. Utilities increased drastically up to $180s in September and November even though I've been paying around $60 to $70 a month prior. In addition, I find about 5 cockroaches a week. Go elsewhere and pay more.

This place is a joke DONT WASTE YOUR MONEY OR TIME MOVING HERE! Management is HORRIBLE & Tenants are paying for the apartments utilities that’s should be their cost! I went from utilities included to $80/$90 a month to $186 over a course of a month with NO EXPLANATION AS TO SHOW HOW ITS BROKEN DOWN!

Office is non-responsive to emails, and never pick up their phone, nor do they return voicemails. They may not comply with fair housing laws, the staff seems uniformed, and their qualifying criteria is unavailable to prospective residents. Corporate office is unresponsive to management office requests. The management staff is not empowered to make decisions in a timely manner. Overall, poor management company and possible application scam. 12/4/18 STILL WAITING FOR THAT CALL OR EMAIL FROM MANAGEMENT. Do not rent here. 2/29/2020 NO RESPONSE FROM ANYONE. My application fees were taken, as if it were a donation.

Typical Phoenix-area management company. Lack of response and only concern is getting their money. Avalon is owned by Apartment Management Consultants (at least this week...complexes here go through buy-outs on a regular basis). AMC owns properties in over 20 states, which is why no one cares about this property. We left because when AMC took over, they decided to raise our rent, which was already overpriced. After move-out, we received a bill with no explanation of charges. We spent a month calling and emailing with no response. They did, however respond to my two-star Google review....okay.

Been living here for about 5 months now and things were decent at the start. Recently had my car broken into and had my tire and rim stolen. A couple of our other cars have been vandalized as well. Another resident had their car broke into and had gas stolen out of it. As well as another resident getting their tire slashed on their truck. Talked to management and was told “there’s nothing we could/will do about it” . Also from the looks of it there’s nothing they will be doing to prevent this from happening. They have cameras set up around the complex but haven’t been working for months now . Not worth the $1100/month we’re paying for. There’s plenty more gated apartment complexes around. Definitely won’t be leasing here again once my contract is done.

This place is a mess! Pay the extra $100/mo and live elsewhere. I lived here from Sept. 2018 to Sept. 2019, new management took over in July of 2019 and they have caused nothing but headaches for the tenants. Two full days with no A/C in August making the apartment unlivable yet no compensation provided. It has been two months since I moved out and I still have not received my security deposit back. I have been calling and stopping into the office for weeks and the only answer I get from the office is “I don’t know why they haven’t sent that to you yet.” Ridiculous incompetence. There are so many apartments in the area, you can do better than this place.
